The Aqualane Shores Dock Math: Why Canal Width Sets Your Boat Size

The Aqualane Shores Dock Math: Why Canal Width Sets Your Boat Size

  • August 6, 2026

Every portal listing in Aqualane Shores leads with the same two facts: bridge-free access to Gordon Pass and deep-water canals. Both are true. Neither tells you which parcel can actually hold the boat you plan to buy.

The binding constraint here is not depth, and it is rarely the seawall. It is the width of the water in front of the house, read against a single sentence in the City of Naples code. Buyers who learn to read that sentence on a plat are the ones negotiating well in the current market. Everyone else is bidding on a lifestyle photograph.

The 25 Percent Rule Nobody Prices Into The Offer

Section 56-93 of the City of Naples Code of Ordinances governs private dock construction across Aqualane Shores, Port Royal, Royal Harbor, Coquina Sands, the Moorings, and Park Shore. The rule that matters most for boat sizing is a single geometric limit: the combined width of the pier, pilings, lift, and the moored vessel cannot exceed 25 percent of the distance across the waterway at the point where the pier is located.

Side setbacks compound the effect. In the R1-15A district that covers most of the neighborhood, piers and lift systems must sit 20 feet off the side property lines and riparian lines extended into the waterway, and cannot protrude more than 22 feet waterward of the toe of the revetment. Two adjacent owners, each entitled to their setback, effectively remove 40 feet from the usable middle of any canal before the 25 percent math even begins.

Depth gets you into the Gulf. Width gets you a bigger boat. On a narrow interior canal, an eight-foot draft is generous and irrelevant at the same time.

A Worked Example On A Naples Canal

The canals in Aqualane Shores were dredged from mangrove between 1949 and the mid-1950s and vary sharply in width. Depths run between 8 and 16 feet throughout, so the depth column is essentially a constant. Width is the variable that moves price.

Canal width at dock 25% combined allowance Realistic vessel length after pier and lift
70 ft 17.5 ft Center console to roughly 34 ft
100 ft 25 ft Sportfish or cruiser to roughly 46 ft
150 ft 37.5 ft Yacht class in the 55 to 65 ft range
200 ft (4th Street South cove) 50 ft Large yacht, tender, and jet-ski platform combined

The 200-foot figure is not theoretical. A recently marketed estate on 4th Street South sits on a canal of that width and carries two boat lifts, a 24,000-pound lift, and a 50-foot floating dock on the same frontage. The parcel next door, on a narrower cut of the same neighborhood grid, cannot legally hold that program regardless of what the buyer is willing to spend.

Where The Wide Water Actually Is

Wide-water parcels in Aqualane Shores cluster in a few identifiable places, and the pricing spread between them and interior canal lots is the single largest untabulated line item in the neighborhood.

  • Ibis Cove and Aqua Cove, on the eastern edge, deliver protected wide-water frontage with turning basins large enough for sportfish maneuvering.
  • Crayton Cove and the wider basins near the northeastern boundary sit closest to the Naples Yacht Club and the Naples City Dock, which itself accepts vessels up to 60 feet with transient dockage at $3.25 per foot nightly, a useful public benchmark for what "large boat" means in this market.
  • The 4th Street South canal, at roughly 200 feet across in places, is the outlier and prices accordingly.
  • Interior canals off 7th, 8th, and 16th are narrower and reward buyers whose boating program is a center console plus a jet-ski lift rather than a 50-foot cruiser.

A buyer who wants a 55-foot vessel and tours only on Gordon Drive frontage is shopping the wrong streets. That is a mistake the listing sheet will not correct.

What March 2026 Changed

Aqualane Shores has moved with the broader Naples reset. Redfin data for March 2026 puts the median sale price at $10.3 million, down 21 percent year over year, with nine closings against ten in the same month a year earlier and average days on market extending from 57 to 105. Segment-wide, Naples Q1 2026 sale-to-list ratios settled near 95 percent, with pending sales rising into a market that had grown accustomed to seller dominance.

For the buyer who has already run the 25 percent calculation, this is the useful window. The list prices on wide-water parcels still reflect a peak-market anchor. The current absorption rate does not. A well-supported offer on a wide-canal parcel, timed against 90-plus days on market, is being met in ways that would have been unthinkable in 2022. The same offer on a narrow interior canal, where the boat program is functionally capped no matter who owns the home, deserves a sharper pencil still.

When To Ask For A Dock Extension

The 25 percent limit is not absolute. The City Manager and, in contested cases, the Planning Commission can approve a dock extension where the applicant demonstrates that the request does not obstruct navigation, does not cross riparian lines, and does not harm neighboring waterfront access. The Commission may impose greater side setbacks, additional lighting, or reflector requirements as conditions.

Extensions are the right conversation for corner parcels, for lots at the mouth of a cove where riparian geometry favors the applicant, and for owners rebuilding a legacy dock where a longer historical footprint may inform the review. They are the wrong conversation for interior lots with two active neighbors and a standard rectangular frontage. Sellers rarely disclose the outcome of a prior extension attempt. Buyers should ask.

The Comparison Buyers Actually Face

Aqualane Shores is most often shortlisted against Port Royal to the south and Royal Harbor across Naples Bay. All three offer bridge-free Gordon Pass access. The differences show up in the geometry.

Port Royal was platted with wider basins and, on many parcels, longer frontage, which is why it remains the correct answer for owners planning around a 65-foot-plus vessel. Royal Harbor delivers comparable Gulf access at a lower entry price, with the tradeoff of a longer trip to Third Street South. Aqualane Shores sits in between: closer to Third Street South and the Naples City Dock than Port Royal, wider on its cove parcels than Royal Harbor's interior grid, and, on its narrower canals, the neighborhood most likely to be misread by a buyer who priced the boat before reading the plat.

The Moorings and Park Shore belong in a separate conversation. Their waterfront is property-specific, with some parcels enjoying open access and others facing bridge or clearance constraints that Aqualane Shores buyers do not encounter at all.

FAQ

Does the 25 percent rule apply to a boat I keep on a lift out of the water? Yes. The ordinance measures the combined width of the pier, pilings, lift, and the vessel to be moored to the pier. A dry-stored vessel on a lift counts against the calculation.

How is canal width measured for the calculation? At the point where the pier is located, measured across the waterway. Bends, coves, and turning basins can produce meaningfully different results a few dozen feet apart on the same frontage, which is one reason a plat review before offer is worth the hour.

Is Aqualane Shores gated, and does it have a homeowners' association? No. It is a non-gated neighborhood with no HOA. Dock and property decisions run through the City of Naples permitting process rather than a private review board.

Are there off-water parcels in Aqualane Shores worth considering? Roughly 20 off-water homes sit within two blocks of the beach and trade at a discount to canal frontage while retaining walkability to Third Street South. For buyers whose Gulf access will come from a slip at the Naples City Dock or a Naples Yacht Club membership, an off-water parcel can be the more efficient purchase.
